What landlords must do
Under the Gas Safety (Installation and Use) Regulations 1998, landlords must:
- Have every gas appliance, fitting and flue they provide checked for safety every 12 months by a Gas Safe registered engineer.
- Give a copy of the gas safety record to existing tenants within 28 days of the check, and to new tenants before they move in.
- Keep copies of gas safety records for at least two years.
- Make sure gas appliances are maintained in a safe condition.
What the gas safety check covers
- A gas tightness test on the installation.
- Checks of each gas appliance's operating pressure or heat input.
- Checks of flues and chimneys to make sure combustion products are removed safely.
- Checks of ventilation and supply of combustion air.
- Checks of safety devices.
- A record of any defects found and the action taken.
For letting agents and portfolio landlords
We work directly with letting agents and landlords, arrange access with tenants, and can combine the gas safety check with a boiler service on the same visit. Tell us your renewal dates and we will remind you before each certificate is due.
Buying, selling or just checking?
Homeowners do not legally need a gas safety certificate, but a gas safety check is sensible when you buy a home, before you sell, or if an appliance has not been checked for a while.
