Why service your boiler every year?
Boiler manufacturers recommend an annual service, and most guarantees require one. A yearly service matters because small problems such as a weeping seal, a blocked condensate trap or poor combustion are cheap to fix early and expensive to fix after the boiler breaks down in January.
- Safety. The service confirms the boiler is burning gas correctly and that flue gases are leaving the property safely.
- Efficiency. A clean, correctly set up boiler uses less gas to heat the same home.
- Reliability. Most winter breakdowns we attend could have been spotted at a service.
- Guarantee. A recorded annual service keeps most manufacturer guarantees valid.
What our boiler service covers
- Visual inspection of the boiler, pipework, flue and ventilation.
- Flue gas analysis to check combustion and carbon monoxide levels.
- Gas pressure and gas rate checks against the manufacturer's figures.
- Inspection and cleaning of the burner, heat exchanger and condensate trap where required.
- Checks on seals, the fan, the expansion vessel and system pressure.
- Testing of the safety devices and controls.
- A written service record and an update to the boiler's Benchmark log.
Landlords and letting agents
A boiler service and a landlord gas safety certificate are two different things. The gas safety check is a legal requirement for rented homes, while the service keeps the boiler healthy. We can carry out both on the same visit to save you and your tenants a second appointment. See our gas certification page for details.
